•A techno-economic analysis of biomass CHP systems for selected commercial buildings is presented.•Two small scale biomass CHP systems are modelled and simulated.•Biomass fuelled CHP systems are economically viable for commercial buildings.•Plant occupancy, feedstock cost and heat price have a strong impact on the breakeven electricity selling price.
