Study on Outer Land Price of Urban Fringe in medium-sized and small City——A Case of Deyang City,Sichuan Province

As a hot topic, the appraisal methods of outer land in urban fringe is not same as in urban areas and in rural areas. How to evaluate the price of outer land become the focus of the field. As a case study in Deyang City of Sichuan Province, this paper proposes two thoughts of outer land appraisal in urban fringe: first to analysis the structure of outer land in urban fringe and evaluate each constitutions of outer land price; second to find a residual figure, as the price of outer land in fringe according to the Hypothetical Development Method. In the end, a comparative analysis on the results of above appraisal methods is pointed out.
